Types of bathroom mold:
The first question when mold is found is always "Is it active mold?" or "Is it dead mold?" When mold spores have moisture, they grow. Once mold starts growing, the spores reproduce and become airborne, just like dandelion seeds in the wind. Any slight breeze will take these spores and carry them to a new organic surface to grow on. Besides the basement, the room in the house with the highest moisture level is almost always going to be the bathroom. The bathroom has lots of materials inside of it, most of which are not organic, so the spores can't grow on those materials.
Dead mold, or in other words, dormant mold, means it is not getting the moisture that it needs to grow. It also doesn't produce any spores, but when moisture is reintroduced, the spores will then return to live mold and generate new spores again. Our respiratory systems, which are different in everyone, respond to higher-than-normal spore counts in the air that we breathe. It's like springtime allergies caused by pollen; remove the pollen, and the allergies go away.
The most often asked question during an inspection is, "Is that black mold?" Mold comes in various colors, but the black mold most people are talking about is called Stachybotrys. This mold type most often shows up on water-damaged building materials.
Building science tells us that air exits and enters our buildings. One hundred years ago, there were many cycles of air through our homes; today, with modern construction, those cycles are fewer. This means that as mold spores enter the home and find the right conditions to grow, it will be easier for them to multiply and become problematic for our health. Because 50% to 60% of all basement air will migrate up through the home, it is important to keep our basements and crawl spaces dry.
