In today's fast-paced world, managing a home can be overwhelming. Our services are designed to help homeowners from first timers to aging in place seniors maintain their properties with ease. Proper maintenance of your home goes a long way in maintaining or increasing the value of it.  Recently, a major insurance company did a study that that 65% of major expenditures on homes could have been prevented with proper  preventative maintenance. Here are some of the key services we provide on our four annual visits:

Spring Season 

  • Fog areas of the home to eliminate Molds, Allergens & Bacteria’s
  • Fog the air ducts for any contaminants 
  • Make sure your sump pump is working properly! 
  • Inspect the outside air conditioning condenser and clean the coils. 
  • Check the washing machine for damage to hoses.
  • Clean the dryer vent of excess lint. 
  • Inspect outdoor sprinkler heads for any damage and turn on the water to the system. 
  • Inspect exterior hose bibs.
  • Inspect and clean any debris from foundation, vents, and window wells.
  • Change HVAC filters. 
  • Change the direction of your ceiling fans to push air downward. 
  • Lubricate and check your garage doors.
  • Inspect and clean the gutters.
  • Visual inspection of exterior to address and issues like caulking, vent obstructions, insects, wasp nests, ect.
  • Check interior doors for any adjustments.
  • Install any window screens.
  • Clean the HVAC condenser outside of home.



Summer Season

  • Bring down any window awnings. 
  • Clean range vent grease filter
  • Clean bathroom exhaust filters
  • Clean dryer vent
  • Clean washing machine filter (if accessible)
  • Check and tighten the washing machine water hoses.
  • Check the gutter system for standing water and make sure gutter extenders are directing water away from the home foundation. 
  • Request a home energy audit. 
  • Change HVAC filters.
  • 3 Cubic Yards of Junk Removal
  • Check the smoke/carbon monoxide detectors and change batteries.
  • Drain Hot water tank to remove any sludge.
  • Fog areas of the home to eliminate Molds Allergens and Bacteria’s
  • Visual inspection of exterior to address and issues like caulking, vent obstructions, insects, wasp nests, etc.



Fall Season 

  • Drain outdoor faucets and close off water supply valve.
  • Remove the window and door screens, clean if necessary.
  • Clean out gutters. 
  • Inspect weather stripping around doors.
  • Inspect the caulk around the windows. 
  • Change HVAC filters. 
  • Do Air Quality Sampling in the home.
  • Fog areas of the home to eliminate Molds Allergens and Bacteria’s
  • Inspect the attic for and pests or water damage.
  • Visual inspection of exterior to address and issues like caulking, vent obstructions, insects, wasp nests, etc.



Winter Season

  • Bring up any awnings.
  • Reverse direction of ceiling fans to push air up and warm air down into the room. 
  • Make sure the sump pump is working properly. 
  • Clean and sanitize all sinks in the home.
  • Check all faucets and toilet tanks in the home for leaks.
  • Vacuum refrigerator coils and change filter on water system in unit.
  • Inspect the humidifier on HVAC system making sure the filter is clean, and the drain line is flowing freely.
  • Look for potential tree hazards that might pose a risk during the winter. 
  • Change HVAC filter. 
  • Check the smoke/carbon monoxide detectors and change batteries.
  • Fog areas of the home to eliminate Molds Allergens and Bacteria’s
  • Visual inspection of exterior to address and issues like caulking, vent obstructions, insects, wasp nests, etc.

These are just a few of the items that will be checked or completed on each visit. Indoor air quality has become very important as we spend up to 90% of our time indoors, so once a year we do an Air Quality Test and send it to a laboratory for a complete report. We also fog multiple areas of the home on each visit with our proprietary biological that cleans the air and surfaces of mold spores, allergens, and bacteria, we will also treat your car!


Whether it's a small repair or a large project, American Healthy Homes can provide the expertise and efficiency needed to get the job done right. If we can’t do the job, we can refer one of our vetted vendors to assist you with your project.


Additionally, people who are away from their home for months at a time usually combine the Preventative Maintenance Program with our Home Management Service. Combined these two services allow homeowners the peace of mind they need to enjoy their time away.
